Site secured in central Birmingham for PRS development

Lupa Land Ltd has acquired the 504 unit, 2.25 acre site known as ‘Kent Street Baths’, from the Gooch Estate in central Birmingham.

The site bounded by Bromsgrove Street, Gooch Street North, Kent Street and Henstead Street and received final planning permission in June 2018. It has sold a section of the site to High Street Residential, known as Plot2, which will be developed as a 98 unit block for private sale.

Lupa intends to develop a 406 unit scheme totalling circa 250,000 sqft for the PRS sector on Plot 1, including a public courtyard, retail space and a private residents’ hub at the heart of the development.

Neal Watkins, Director of Lupa Land, comments: “The Kent Street Baths site will offer an exciting premium residential development that promises to build a thriving new community in the heart of the city. We are delighted to be a part of the continued redevelopment of Birmingham’s city centre bringing high quality, contemporary living space and facilities.

“We are already progressing well with the funding and construction agreements for the 406 units located in Plot 1, which we hope to have in place by the end of this month.”

The development will offer a mix of studio to three bedroom apartments in five principal buildings ranging from 6 to 18 storeys.
Total retail space is circa 10,000 sq ft primarily fronting onto Bromsgrove Street, with individual unit sizes still flexible but ranging from 1,000 sq ft to 4,000 sq ft to cater to a range of commercial businesses.

Conal Long, Director of Lupa Land, said: “The acquisition of this site marks the continued development of the Southside, feeding into proposals for the regeneration of Smithfields and the new HS2 terminus. The sale of Plot 2 endorses the strong level of interest for the site and our vision for creating high quality, modern and affordable housing in a transforming city.”

The site is expected to be completed in time for the Commonwealth Games in 2022.
