The Year of 'The Leverage'

To grow my business this year leveraging is the 'key-stone'. In fact, I may already have a deal from a property sourcer as a result. I have slowly started to develop a number of sourcers who, with no disrespect to them, are fairly new to the industry. This has been, in my view, an advantage in that I empower them with direction and knowledge and in return I hope they come to me first. Leveraging in my world is not just giving someone a task and utilising their skills, its developing that relationship. One must be devoid of all assumptions in order to harness their skills. There's a reason I say that.

In early 2014 I noticed a deal had been posted on a property forum in a location not more than ten minutes from me. The deal was presented in a fairly unprofessional manner with many errors on the due diligence. Furthermore, on meeting the gentleman at the site his appearance and manner was somewhat, child-like. But, he had something. Not only was the deal a complicated one, he had the foresight to spot there was a profit to be made. Start the leverage machine!

I have also begun to develop two more sourcers, one of whom has found a prodigious deal in North London. This particular gentleman required a great deal of nurturing, which I was happy to do. Time will tell if he was a sound investment. And it doesn't stop at sourcers.
