Property developer and entrepreneur Louse Wheeler gives an update on her latest renovation projects

What an exciting month! I've found some very interesting property development deals to consider and the first meeting of my new investors club was a great success.

I have been sourcing property for myself, my company, my family and my friends for the last 17 years. While I would like to be able to purchase every single property deal that looks good, it is of course impossible. So I am now working with a small number of investors to provide them with tailored property sourcing and if it's required, with some flexible mentoring.

I must be a real property junkie as I get such a buzz out of finding exciting opportunities and then working out what to do with them to add value or increase rental yield. Seeing a derelict property that I can bring back to life or a building that I can split, develop or increase the value through planning gain is a challenge I can't wait to get my teeth into. My idea of heaven is spending all day doing deals for me and for the investors who work with me. It's the reason I love to get up in the mornings.

I've got a number of deals in the pipeline at the moment and they vary in size and location, although all are in London and the Home Counties. I decided long ago that I would rather struggle with the big price tags of property in these areas and be protected by what I call 'the London property price bubble' and where I hope prices will remain buoyant in future. To improve my investments and allow for higher revaluation (or sale price) and better rental yields, these higher prices have forced me to be much more resourceful - to negotiate hard, buy well, add value and find creative solutions to get the very best out of each and every property.
