Lending reaches a record high again

G ross mortgage lending in July hit £30.4bn, the highest July figure ever recorded, according to the Council of Mortgage Lenders.

July's lending figure fell 6% compared to June's £32.4bn, however, last month's figure was 19% higher then the £25.5bn of lending recorded during the same month last year.

Michael Coogan of CML said: "Another month, another record lending figure. Seasonal factors are continuing to support housing transactions and buoy house price growth. Bank of England approvals data shows that there is a strong appetite among borrowers for remortgages and other types of loan.

"But the timing of the Monetary Policy Committee's interest rate rise a fortnight ago caught some people by surprise, and its effect is not reflected in today's figures. So, with financial markets suggesting the possibility of at least one more rate rise before the end of the year, we expect to see more subdued lending over the coming months."
 

Fall in house construction starts could be brief

Despite house building starts falling during the second quarter of 2006, the Department for Communities and Local Government (DCLG), still claims that the long-term trend is upward.

According to a report by the DCLG, house building starts and completions in England during the quarter to June 2006 were: 46,800 housing starts, down 5% on the same period in 2005. While there were 43,000 housing completions, up 5% on the same period in 2005.

Over the course of the past year up to June 2006, there were 182,400 starts, up 4% on the same time in June 2005 and 165,400 completions, up 5% on the figure for the year prior.
 

Cosgrave buys Liberty shopping centre for £281m

Hammerson has announced that it is to sell the freehold interest in Liberty Shopping Centre in Romford as well as the office buildings located adjacent to Cosgrave Property Group for £281m. The scheme is expected to generate a net income of around £10m this year, according to the company.

 

BTL will continue to grow - Charcol

John Charcol reports that it expects the buy-to-let (BTL) market to continue to grow, following the record breaking figures published by the Council of Mortgage Lenders (CML).

Ray Boulger, of John Charcol, commented: “The fact that the BTL market has remained strong is hardly surprising, with continued strong rental demand. The plight of the first time buyer is clearly to the benefit of the BTL investor, and there is no real sign that this will change in the short term. In fact this month’s Base Rate rise, and fears of another later this year, is likely to deter some potential first time buyers from taking the plunge into the property market. With demand in the UK property market outstripping supply, any improvement in the fortunes of first time buyers depends on lenders or the government devising more innovative schemes such as shared equity mortgages.

“Although this month’s Base Rate increase, and indeed the potential for another, will impact on investors’ net yields, the astute ones will have factored in the possibility of one or two rises.

“One point worth noting is that, contrary to CML comments, underwriting criteria has changed in the last six months, with many lenders realising that lending to investors is not as risky as they once perceived it to be. Indeed, CML figures show that the percentage of BTL mortgages in arrears by over three months is lower than the percentage of residential mortgages, although both figures are under one per cent. Some lenders have increased their maximum loan-to-value (LTV) to 90 per cent and some have relaxed rental requirements to as low as 115 per cent of the monthly mortgage commitment, and in a few cases only 100 per cent. These changes allow the astute investor to remortgage to release equity to provide a deposit for a further purchase."

 

Kelly prevents demolition of homes in East Lancs

Ruth Kelly, the Communities Secretary has stepped in to stop 152 homes in East Lancashire being demolished by Blackburn's Darwen Council.

The decision was taken to demolish the homes as part of the Government's housing renewal programme but Kelly opted to intervene following a report from a planning inspector, who recommended denying the application for a compulsory purchase order (CPO).

A letter from a government official to Darwen Council says: "Kelly agrees with the inspector's view that the council has not put together a suffiently strong case for demolition. Overall, she takes the view that clearance action must be fully justified in all circumstances."

The letter highlighted thirteen "relevant objections" to the CPO application.

 

Office take-up falls during quiet season

The City office market saw take-up slip 34% to 373,010 sq ft in July 2006, compared to the previous month, according to Ingleby Trice Kennard's City Floorspace latest survey. The summer season is traditionally a quieter season for the city office sector.
