Landlords Grants
Considering the reputation that some traditional private landlords have of being careful with their own money, it is quite surprising that many landlords are either not aware of Government grants to make their properties more heat efficient or choose not to take advantage of the 'free money' currently on offer.
According to the Government, households produce over a quarter of total UK carbon emissions and, whilst existing measures have helped to reduce emissions in this area, properties within the private rented sector (PRS) are not on track to meet the emissions reduction targets that have been set. Government believes that these properties typically have low energy efficiency levels compared to the rest of the housing sector. This may be due to landlords being insufficiently incentivised to improving the energy efficiency of their properties or perhaps they simply don't care because they are not the ones living in the property.
Some landlords may be reluctant to spend more money improving the energy efficiency of their properties as they perceive no return for themselves with all the benefits accruing to the tenants. However, there are many benefits for landlords and the introduction of Home Information Packs (HIPs) and Energy Performance Certificates (EPCs) should further encourage the installation of these measures. It will soon be mandatory to provide prospective tenants with information on the energy performance of the property and it is more than likely that many tenants will increasingly prefer an energy efficient property which will save them money on heating bills.
