Buy to Let Lending Outlook

The buy-to-let sector has been attracting renewed media attention recently. Following the FSA's Mortgage Market Review and the consultation paper by the Treasury in November, regulation is firmly back on the agenda.

The concept of regulation is not revolutionary to landlords or the private rental sector - plans to regulate buy-to-let mortgages are likely to have a widespread impact on the market. In the past five years alone, landlords have witnessed the introduction of: licensing for Houses in Multiple Occupation (HMO); the Tenancy Deposit Scheme (TDS); Local Housing Allowances (LHA); and Energy Performance Certificates (EPCs). To name but a few.

These regulations were designed to benefit and protect the consumer - the tenant. The intent is good, but additional regulations add cost and hassle to landlords, potentially discouraging them from investing.
